Bob Calongne
Your Trusted Adviser
A Seasoned Attorney you can Trust
-
Nationally esteemed, Bob Calongne has been admitted to practice Law in the District of Columbia, Florida and Louisiana. He has maintained a commercial legal practice and is nationally regarded as an expert in Real Estate Finance, Taxation, Estate Planning and Trusts. And trust
is everything...
So have you heard this one? The lady asks, "What do you do for a living?" The guy responds, "I'm a lawyer." She exclaims, "Honest?" He says, "No...just one of the normal ones".
That's a joke - Bob is not. He is the pillar of truth and honesty. He's described as a distinctly diverse, able and elegant individual of the highest character and integrity with an exceptional range of legal, leadership, technical and communication skills and a lifetime of successful endeavors - he is no joke. But Bob does indeed have a wickedly good sense of humor.

Business and real estate -
Structuring business entities and property holdings, innovative financial arrangements, weighing options and ideas, or simply assessing chances of success or failure with the likelihood of recovering an amount - you want an experienced helper's counsel to let you make good decisions.
We can help you decide whether or not to incorporate or form an LLC. We can suggest how you can best restructure your resort hotel's financing. We can offer a legal certification that your mortgage company's joint-venture arrangement meets RESPA compliance. We can review your shareholder election procedures to meet Securities and Exchange regulations. And we have provided various detailed and specific commercial forms, scenarios and checklists that are sought after by many experienced attorneys.
You and the IRS -
Taxes figure prominently in trust and estate planning, business structuring and in real estate decisions. And there are two very special tax-saving and cash-flow strategies for you real estate investors both while you own your property (Cost Segregation Depreciation) and after you "sell" it (Section 1031 tax-deferred Exchange). Let me suggest:
Some things can hurt you, others can kill you - so take care of the big rocks first...
Trusts for Family Estate Planning -
"Make sure my spouse is cared for after I die" and "Make sure I'm cared for when my spouse dies".
Plan for the living and the dead - for the expected and the unexpected. Discuss and decide on important matters most never even consider.
Do you know what "will" the State provides (unless you write your own) - your "first" will and testament? ...what you cannot change? ...what changes you should consider making? ...how to minimize estate and inheritance taxes? ...how to plan for other contingencies: incapacity, medical emergencies, long-term care, artificial life support, avoiding probate? ...how to plan with the "living trust" or a "charitable remainder" trust?
Estate planning in reality involves a handful of intricate legal tools (like a quiver of arrows) that can be drawn upon by your expert adviser to help maneuver you through complex technical, financial and emotional problems that are remarkably experienced by many folks.
- Provide for a Surviving Spouse or same-sex Life Partner after death, especially if there are minors involved
- Provide for an Elderly Parent
- Provide for Minor Children, especially single parents
- You may have to consider long-term care issues
- Bring a list of your assets with descriptions for each real estate parcel (deed or mortgage). If you have a business, bring the paperwork to discuss the way it is set up
- How do you want your estate distributed? Be specific - your child could die before you with no will. If a charity is to get anything, bring its full legal name.
- Bring a copy of your most recent will. Who would you designate as guardian of minors if both parents die? Who should "administer" your estate in Probate?
- Durable power of attorney: Who would you appoint to handle your affairs if you are absent or incapacitated?
- Living Will Declaration: If your medical condition is terminal and you are being sustained artificially, would you want life support withdrawn? Who would authorize that? Who would you respectfully decline to authorize? Discuss your wishes with the persons you select.
- Health Care Power of Attorney: Who will you authorize to make routine medical decisions? Are there any specific instructions (e.g., allergies, no blood transfusions)?
